Peppertree Villa / Luigi Rosselli

July 19, 2019 Andreas Luco 0

At the summit of Bellevue Hill a centennial Peppertree rises over the skyline; two homes lie beneath its vast canopy. To one side of the fence, The Oculus House and to the other, Peppertree Villa, a skilfully designed late 1920s home. One day the owners of the two homes met under this tree; they discussed botany and architecture. This was how Luigi Rosselli Architects came to be selected to respectfully revive and refresh this beautifully designed residence.

FUJIHIMURO Gallery and Residence / Taku Sakaushi (O.F.D.A.) + Sakaushi Lab (TUS)

July 18, 2019 Andreas Luco 0

The Gallery. We converted an icehouse (“himuro” in Japanese) that stored ice made at the former Fuji Ice Factory next door (which we renovated into office in 2015) into a gallery. The gallery has been designed for exhibitions (e.g. an exhibition of new works of locally produced textiles) and free use by artists staying under artist-in-residence programs. The concrete walls of the himuro had been insulated with styrofoam of about 20cm thick, lined with 6mm plywood with cedar duckboards attached onto it. Abundant styrofoam insulation was very beneficial for the conversion. In addition, we decided to use the duckboards as they were as the makeup of the interior, and we repaired the parts where they had been destroyed or lost. The himuro was divided into five chambers by concrete walls, four of which were connected through small doors.

The clients are a couple of environmental scientists who, along with their two sons, relocated from the Oakland Hills to the warmer climate of Orinda. Their commitment to sustainability, including a request for net-zero energy performance annually, was evident in their thinking throughout the design process. A three-bedroom program began as a remodel of a 1954 ranch house at the foot of a hill next to a seasonal creek.
